Access Statement for Higher Biddacott Farm Bed and Breakfast

Situation

Higher Biddacott Farm is a 12th. Century Farmhouse situated 1 mile north of the B3227 road going from South Molton to Umberleigh and 0.5 miles North West of the village of Chittlehampton, near Umberleigh, North Devon EX37 9PY.


Access and Parking


Access is into a level tarmac drive from the road and a gravelled parking area is on the right with a “Visitors’ Parking’’ and ‘’Fire Assembly Point’’ signs. Visitors walk on a level drive towards the farmhouse, past a 5 bar gate and stone wall on the left for 14 yards and enter the walled front garden up a step of 4 inches through a single black wrought iron gate 37 inches wide onto a cobbled path. After 11 yards there is a 4 inch step and a 1.5 inch step into the green-painted front door which is 45 inches wide and 75’’ in height. Both the parking area and walled garden are both well lit at night.


Entrance Hall


The entrance hall has a slate floor and forms the cross passage of the mediaeval house.There is a boot rack, coat rail, mahogany seat and umbrella stand on the left. Straight ahead is another door 41 inches wide and 72’’ high into the back courtyard and access to the family cottage accommodation. To the left and down 2 steps of 8 inches each and through a door of 34 inches wide and 68’’ high is access to the visitors’ ’Drawing Room. On the left past the passage into the drawing room is a dresser with local literature, information and a visitors’ book. Down one step of 8 inches and through a door of 31 inches and 72’’high is access to the staircase to the yellow bedroom. To the right and through a door of 28 inches wide and 68’’ high is the dining room.


Dining Room


The dining room is 12 feet by 18 feet with a large open fire with log storage. There is a large mahogany table 29’’ high to seat 12 with 10 large comfortable dining chairs 17.5’’ high, 2 carver chairs 17.5’’high and a high chair. There is a fridge for cold drinks or food and a wine chiller if visitors request it.
There is an alcove with an oak dresser and several tasteful pictures on the walls. Cereals, fruit and yogurts are served from a side table and there are two large windows one to the front and one to the back of the house. The room is carpeted and there are heavy-lined curtains with tie-back cords.


Drawing Room


The drawing room access is down 2 x 8’’ steps from the hall with a slate floor. The drawing room is 21 feet by 18 feet with two large windows to the front of the house with floral lined curtains with cord tie backs and gathered pelmets. There are two bookcases in an alcove and two three-seater sofas (17’’ high), three armchairs (2 x 17’’ high and 1 x 14.5’’ high) and a footstool (15’’ high). There is a chest of drawers, a round walnut table and a coffee table (16’’ high).
There is a large fireplace with deep beam over it with a large log burner and a copper log holder. There is a large TV on the wall.

Main Staircase


The main staircase leads from the dining room through an oak door 29 inches wide and 78’’ high. There are 10 straight steps of 8 inches each which are carpeted. There is a wooden handrail on the right-hand side and it leads onto a level, carpeted landing with a window to the front of the house. This landing leads to the Abbott Room, the Whortleberry Room bathroom and the Whortleberry Room.


The Abbott Bedroom


The Abbott Room is accessed by a door 30 inches wide and 74 inches high and two x 6’’ steps up into it. It is 18 feet by 18 feet with a large south-facing window to the front of the house with interlined curtains and a pelmet. There is a king size bed and bed side tables with a light on each. There is a hand basin with mirror and light with shaving point over it and it is carpeted. There are two armchairs (18’’ high) and a table (24’’ high) with a kettle, hospitality tray and a table lamp. There is a TV on the wall and a luggage rack. There is a double wardrobe with travel cot inside, a mahogany chest of drawers and a comfortable z-bed. An oak door 27 inches wide 68’’ high leads into an en-suite shower room with toilet and heated towel rail and lino flooring. There is a frosted glass window in here with a blind. Bathmats and towels are provided.

The Whortleberry Bedroom


The Whortleberry Room is accessed through a door 29 inches wide and 68 inches high from the main landing and a door (27’’ x 67’’)from the back staircase. The bedroom is 12 feet by 18 feet and has a window to the front of the house. It has twin 3feet pine frame slatted beds which can be joined to form a 6 feet by 6 feet super kingsize bed and is carpeted. There are two bed side tables with lights on each. There is a hospitality tray and kettle. There is a double pine wardrobe and a pine chest of drawers with a mirror over it. There is a TV on the wall and a pine chair (22’’ high) with a cushion on it and a luggage rack. The beds are tastefully covered with toning sheets and bed covers. There is a second doorway on to the back staircase which can be bolted from the inside.


The Whortleberry Bedroom Bathroom


The pink bedroom bathroom is accessed through a door 29 inches wide and 68 inches high from the main landing. It has a white bathroom suite of bath, hand basin and toilet. There is a frosted window to the back of the house and an airing cupboard. There is a pine bathroom shelving unit and a heated towel rail. There is a chair and lino on the floor. Bath mats are provided with towels. There is a shower/tap handset in the bath.


The Primrose Bedroom


The Primrose Room is accessed from the hall through an oak door 30 inches wide and 72 inches high. There are 10 stairs of 8 inches each on a slight curve and fairly steep. There is a good wooden handrail to the right-hand side and there is a window to the back of the house on this staircase. At the top is the doorway in to the yellow bedroom straight ahead 30 inches wide and 68 inches high and to the left a doorway into the pink bedroom 30 inches wide and 68 inches high. The yellow bedroom is 18 feet by 12 feet including the en-suite shower room. It has two twin 3’ beds which can be joined to form a super king size 6’ bed with toning bed linen and covers. There is a window to the front of the house facing south with floral interlined drapes and a pelmet. The bedroom is carpeted. There is a double pine wardrobe, pine chest of drawers with a mirror on it and a TV. There is a painted tongue and grooved head board incorporating wall lights and USB sockets. A hospitality tray and kettle are on a pine chest. The en-suite has a shower, a toilet and hand basin, all white with a lino floor. The shower has no step to access it and no door for easy access.


The Cottage


The cottage is accessed from the back door of the entrance hall and is attached to the farmhouse at right angles. There is a concreted courtyard with garden table, chairs and a sun umbrella with plants in pots. The cottage is down a gentle slope and is accessed through a stable door (32.5’’x 68’’) and down a 4.5’’ step into a hall with tiled flooring. There is a door (31.5 x 68’’) straight ahead with a staircase leading to the upstairs bedroom. To the right is a door (74’’ x 30’’) into a small ground floor bedroom 9125’’ x 130’’). It has a north facing and east facing window with twin 3’ beds which can be joined to form a 6’ super king size bed and there is a small downstairs bathroom9door is 28.5’’ x 74.5 ‘’) with a white bath, toilet and small hand basin. There is a heated towel rail and mirror. There is a shower /tap handset in the bath. The bathroom is small but fully tiled. Both bedrooms are carpeted. The downstairs bedroom has a TV on the wall, a dressing table, a single wardrobe and hospitality tray and kettle with windows to the north and east both have roller and Roman blinds.
The upstairs bedroom (132’’ x 140’’) has two 3’ single beds which can be joined to form a super king 6’ bed. There is a chest of drawers and mirror on the wall above, and hanging space in a pine fronted cupboard. There are two armchairs and two bed side tables with lights on. There are two windows facing east and north, both with wooden shutters, one with interlined curtains and the other with a Roman blind. Within the en–suite bathroom (door is 30.5 x 70.5’’) there is a heated towel rail, easily accessible shower and toilet. The floor has lino.
All bedrooms have hairdryers and visitor information packs.
All doors are oak and have thumb latches and locks in bedrooms and bathrooms.

The farmhouse and cottage are both fully fitted with hardwire smoke detectors and emergency lighting.

The whole house has central heating radiators and electric De Longhi dragon heaters when extra heating is needed.

The Railway Carriage

3 paces from flat gravel parking area onto grass through 220cm wide wrought iron gate.

10 paces on slightly sloping uphill grass to 9cm step on to flat stone terrace 

3 paces to 4 wooden steps each 11 cm high to French doors, width 115cm and 180cm high.

Carriage has a flat laminate floor with underfloor heating.

2 identical armchairs with seats 38cm wide and 50cm from the floor.

1 kingsize /  2 twin beds 64cm from floor.

Path of terracotta tiles lead from the terrace to  4 wooden steps each 10 cm high and 91.5cm wide down to bathroom.

3cm ridge to step over on door frame.Door is 82cm wide and 198cm high.

The toilet seat is 42 cm from the ground.

Hand basin is 42cm high

Wet room is open

All floor is tiled with no steps or ridges

Summer house is up 10cm step onto terrace.

French doors are 94 cm wide and 182 cm high.
